Tip of the Month

Sparklers are not safe for young children. Glow sticks are a great alternative for little ones and helps them feel part of the celebration.

Fun Facts about

The Fourth of July

The Fourth of July became a paid holiday in 1938.

The Star Spangled Banner, although written in 1812, did not become our national anthem until 1931.

In order for all 13 colonies to appear equal on the original flag, the stars were arranged in a circle.

May we not think of freedom as the right to do as we please, but as the opportunity to do what is right.

Treasurer Financial
Training Program

The Heritage University Treasurer Training Program is a complimentary class. It is designed to provide new and existing board members with an overview of key topics that build an understanding of how the financial elements of a community association work. Treasurers will find ways to be more effective with their time on an association Board of Directors. The class is targeted for treasurers, but all board members will find it useful.

Here are some of the key questions that will be addressed:
  • What is the role of the Treasurer?
  • How can we manage delinquent homeowners during these difficult economic times?
  • How do we best monitor the financial performance of the community?
  • How can we get the Board of Directors to address long-term financial planning?
  • What does a Reserve Study provide an association and how should we use it?
  • When should we work on and complete our Annual Budget and what are the key elements?

CABLE ACCESS  NEGOTIA TIONS
UPDATE!

Our partnership with Broadband Planning has been a huge success! We have collected well over 1.5 million dollars from Comcast, AT&T, and Charter for the communities managed by Heritage and there has been an overwhelming positive response from the boards who have confirmed offers and agreements.

For those who may not be familiar with this initiative, every condominium, townhouse, and gated single family home community should be compensated by the cable provider. This is because the company's wiring has been installed on community owned property and the neighborhood has the right to be paid for that access. Heritage has been working with a broker and bulk negotiating these agreements to maximize these initial lump sum payments.

In addition, some of our properties are also receiving monthly or quarterly revenue share checks on top of the upfront money they received.  In these cases, the more residents using the cable provider's service in the community the more money coming back to the Association.  If you are one of the communities receiving this revenue share, make sure you reach out to Broadband Planning to lay out ways to increase the amount you are receiving. The providers are even willing to send out special promotions to your residents and sponsor events in the neighborhood by providing food or refreshments.

Heritage, along with Broadband Planning, is about to send out another round of offers!
Keep in mind that acceptance of these offers does NOT mean you limit access to providers. Your homeowners may continue to select whomever they wish for their service! The agreement simply gives marketing priority to the provider of choice in items such as the neighborhood newsletter or welcome packages.  If you are one of the lucky communities that qualify this round, you will receive an offer email from your Heritage property manager sometime in the next few weeks!!!

It is not necessary for your Board to reach out to us to see if your community qualifies.  We are tracking all properties in our portfolio and will reach out immediately if we have an offer. This is just one more way we are working hard to be as proactive as possible to help your Association thrive!
