JULY SINGLE FAMILY HOME SALES

July home sales for lower Fairfield County totaled 342, slightly down from last month, and down about 3% year over year. Median sale prices remained stable for the most part. Time to sell averaged about 13 days, and sellers are still receiving well over their asking prices averaging about 103% of the sale price but going as high as 128%. Inventory levels remain low keeping prices high and creating challenges for buyers. Sales above $2.0 million accounted for about 28% of the total. Sales below $1.0 million accounted for about 32% of the total.
