QUESTION  
Buyer delivers the Form 35R inspection response at 10pm Tuesday. The 35R is due on Wednesday by 9PM. Is it still considered delivered Wednesday because it was delivered after 9pm or was it delivered on Tuesday, to start the count down for the seller response?




 
ANSWER  
Based on the facts presented, buyer's 35R was delivered Tuesday and the first day of seller's three day response period is Wednesday.  The fact that Form 35R was delivered after 9 pm is irrelevant because the response was not due until Wednesday.  Had the response been delivered at 10 pm on Wednesday, buyer would have already waived the inspection contingency by failing to respond timely (before 9 pm).  Since buyer responded the day before the response was due, the time of delivery was irrelevant.  Form 35R was delivered before midnight on Tuesday so it was delivered on Tuesday.....  Printer-friendly Version

Department of Licensing Changes

IMPORTANT NOTICE FROM THE DEPARTMENT OF LICENSING:  The DOL is ending their Olympia Office Counter Services.  Starting January 1, 2016, the Real Estate Programs will no longer offer counter services at the Olympia Office.  Because of this change, initial license applicants will use their application as an interim license. The department will no longer provide a separate interim license for initial, renewal or other purposes.  WAC308-124A-727




What a Fed rate hike could mean to mortgage borrowers
(source:  Washington Post)  This week's expected rate increase by the Federal Reserve should not cause home buyers to panic, if history is any indication. Back in the early 2000s, after the tech bubble burst, the Fed dropped its benchmark rate to 1 percent. Then in the summer of 2004, it began raising it by a quarter percent. At the time of the central bank's first increase, the interest rate on a 30-year fixed-rate mortgage was around 6.3 percent. During the next four months, it dropped to 5.7 percent.

Sophisticated Email Scams Targeting the Real Estate Industry

(source:  REALTOR.org)  Criminals are hacking into the email accounts of real estate agents or other persons involved in a real estate transaction and using information gained from the hack to dupe a party into a fraudulent wire transfer. The hackers often send an email that appears to be from an individual legitimately involved in the transaction, informing the recipient, often the buyer, that there has been a last minute change to the wiring instructions.  Following the new instructions, the recipient will wire funds directly to the hacker's account, which will be cleared out in a matter of minutes. The money is almost always lost forever.
