Millville High School Project Completed After Five Years
Millville High School
GREYHAWK provided design-build construction management, consulting, and commissioning services to the New Jersey Schools Development Authority (NJSDA) for a four-phase, five-year, $143 million renovation and addition project at Millville High School in Millville, N.J. The recently completed project enhanced the school for over 2,000 students in grades 9-12. Learn more about the Millville High School project.
Construction Management
GREYHAWK’s construction management scope included design review, submittal and shop drawing reviews, and confirming the design-builder’s documents complied with NJSDA standards. Construction phase services included daily on-site monitoring of all construction activities; tracking the design-builder’s daily manpower and monthly payment applications; chairing progress meetings; and coordinating the extensive permitting process. The construction management strategy involved constant collaboration with the school district and administration to keep everyone informed of construction phasing and to ensure construction sites would be vacant within the otherwise occupied building. Learn more about GREYHAWK's construction project management services.
Consulting
Although primarily a construction management assignment, Millville High School also gained the benefit of GREYHAWK’s construction consulting expertise. Each month, the consulting team reviewed the design-builder’s baseline project schedule and schedule updates to proactively identify potential issues. Learn more about GREYHAWK's construction consulting services.
Commissioning
The NJSDA and Millville High School also benefited from GREYHAWK's commissioning services team. GREYHAWK’s commissioning team offered MEP commissioning oversight to the design-builder’s commissioning team, providing independent third-party reviews and periodic comments. Learn more about GREYHAWK's commissioning services.

Consider This
Consider This ... Contract Documents

By Ronald C. Kerins, Jr., CCM, LEED AP

Contract documents are an essential communication tool for conveying owner and stakeholder needs and desires that define a project. Compiling a complete, coordinated, and accurate set of contract documents is critical to project success. From inception through completion, effective and efficient communication keeps the team focused on project goals.

When we contemplate construction contracts, we tend to rely less on the form of contract and more on the ancillary documents: drawings, project manual, specifications including bid requirements, general and supplementary conditions, and technical specifications. For contractors to be guided by a complete set of documents, a significant effort should be placed during the design phase on assembling these contract documents. Of particular importance is how the construction process is communicated through the general conditions of the contract, which are the ‘playbook’ for all team members to adhere.

All parties to the process must Know Their Contract Obligations. For example, submittals typically include a project schedule, product information such as cut sheets, and coordination drawings. Operations and maintenance manuals often include digital records or physical binders with equipment and systems information, outlining proper care and maintenance of installed system. A complete set of construction documents will identify each party’s documentation obligations.

GREYHAWK’s advice – and motto – Begin With An End In Mind. In other words, know what deliverable items are ahead to avoid spending countless hours on the back-end, chasing what needs to be provided, and eroding your project budget.
