(From the Window are items of concern reported by Owners and residents in Sun City Summerlin in regard to Community Living)
Feeding Birds – Bird feeders are not allowed at the homes or in the common areas of Sun City Summerlin. (CC&R’s, Article IV, Section 2, Item (h) Nuisances; Construction Activities; Hazardous Activities; Lighting)
Why: Bird feeders attract all types of birds, including pigeons. Pigeons not only roost in the tiles of your home, but their droppings damage pool decking, wrought iron fencing, and outdoor furniture. Bird feeders in this area of the country also attract rats/roof rats/tree rats which will not only nest in roof tiles but will get into the attic of your home to nest and breed. Rats not only carry disease but will chew through wiring in your attic and air conditioning units. In addition to bird feeders attracting pigeons and rats, the dropping from both the birds and rats attracts coyotes into the residential areas seeking food.
Handicap Parking Spaces – Handicap parking spaces in the community parking lots are for vehicles with a valid and current handicap placard or plate. (Nevada Revised Statute (NRS) 484B.467 – only disabled people with valid and current handicap plates or placards may park in designated handicap spaces in Nevada. Unlawfully parking in a handicap spot is a criminal misdemeanor or a civil infraction depending on where the incident occurred. Either way, a first-time offense carries a minimum fine of $250.00. Non-disabled drivers may park in handicap spots only if (1) the vehicle has valid handicap plates or placards, and (2) they are transporting or picking up a handicapped passenger.
Important Information Regarding Removal (towing) of unauthorized parking in handicap spaces: Pursuant to NRS 487.038 Sun City Summerlin Community Association, Inc. may direct the removal of vehicles improperly parked on property owned by the association if a vehicle in improperly parked as described in NRS 487.038 and may without notice direct the removal (towing) of a vehicle that is parked in a space designated for the handicapped.
You can report potential handicap space parking violations to the monitor on duty at the facility. Reports need to be made while the vehicle is still parked in the space.
Outgoing Mail Being Stolen: We are once again receiving reports of outgoing mail being stolen from residential mailboxes. It appears that the mailbox flag in the up position (to notify the mail carrier of outgoing mail) is a signal to thieves of mail in the box. Per our local mail carriers, do not put the flag up on your mailbox, they will check for outgoing mail whether or not the flag is up. Also, it is recommended you take your outgoing mail to one of the large blue US Postal boxes onsite, or better yet to the indoor box a CVS on Del Webb Parkway. One owner reported that an outgoing check to a vendor was not only stolen, but it was also altered to change the payee and the amount paid.
Document Shredding: The next document shredding event is scheduled for Saturday, November 16th, 2024, from 10:00am to Noon. at the Mountain Shadows Community Center. Watch for additional information in the Link Magazine and eblast flyers.
