HOMETOWN HEROES (HTH)
IMPORTANT ANNOUNCEMENT!
As many of you know, FL Housing will receive our annual Hometown Heroes’ allocation of $100M on July 1, 2024. We will also start taking reservations for the 2024 Hometown Heroes (HTH) Program on July 1, 2024.
Please note the below changes to the upcoming Hometown Heroes Program that you need to be aware of.
1. One occupying borrower must work full-time with a FL based employer instead of the previous requirement in which one occupying borrower had to work 35 or more hours with a FL based employer. Employers determine what is “full time” status.
2. Borrower(s) that work from home (WFH) must report to or work out of a specific FL location to qualify. WFH employees cannot simply qualify if their employer has a location in FL – they must report to a specific location and the employer must confirm the location in writing.
3. Self-employed (SE) borrowers must have third party confirmation of full time status. The SE borrower’s CPA, bookkeeper or tax preparer may provide a letter confirming full time status.
4. Guidelines are now posted on the eHousing website
but please note that effective June 28, 2024, Fannie Mae’s HFA Preferred will not be available in the HTH TBA Program or the standard TBA Program. Fannie Mae will only be available on June 28th and after with our standard BOND Program and the BOND HTH Program. The TBA HTH Guideline reflects Fannie Mae as a current option but keep in mind that the previous HTH program is winding down and loans are still be delivered and purchased in so the Fannie Mae HFA Preferred may still apply to loans in the previous HTH Program.
Also, another general program update - Income Limits for 2024 have been approved and are now available in all Program Guides. The reservation system has also now been updated with the new limits.
