The L train shutdown commences in April of 2019 and the weekend pre-shutdown disruptions have already begun. But, for renters, every cloud has a silver lining: some landlords in Williamsburg, especially those with units near the L train, are offering rental concessions. According to StreetEasy, as renters begin to flee the neighborhood, inventory has already increased by 25% since last year. Ultimately, renters who can tolerate at least 15 months of inconvenient travel to Manhattan will likely find good deals in Williamsburg because landlords are offering generous incentives to lure tenants. While it's never been a shock to shop alongside a Yorkie or a Shih Tzu at Bergdorf-Goodman, seeing them at the rooftop bar of the Gansevoort Hotel is a relatively new phenomenon. Long gone are the days when Spot or Fifi had to ride down to the lobby - or the service entrance - in a separate elevator. On the contrary, pet amenities - such as the full service on-site pet spa at 555Tenare increasingly front and center and, with an estimated 500,000 pet dogs in the city, it was only a matter of time before someone deciphered the relationship between dog breeds and real estate. Simply put, if you see an influx of poodles in your neighborhood, chances are that the rent is going up. According to the New York Times , poodle-presence nearly doubled in Hell's Kitchen and Chelsea between 2012 and 2016 - indicating a shift in demographics. Jessica Scaperotti, a spokeswoman for the developer Related, referring to MiMa, a 600-plus-unit rental in Hell's Kitchen that has about 100 dogs, put it bluntly: "There are more dogs than children that live in the building."
