Overview
On FHA purchase transactions for properties built before 1978, the Property Seller/Realtor must issue a Lead-Based Paint Disclosure to the Borrower and include it in the Purchase Contract. NewLeaf Wholesale (NewLeaf) must obtain a copy of the Lead-Based Paint Disclosure with the Purchase Contract and ensure that the appropriate disclosure receipt option is indicated on the HUD 92900A.
In order to ensure disclosure accuracy, the year the subject property was built must be accurate on the 1003.
Details
Brokers must ensure the 1003 data captured during application includes the accurate year the subject property was built in the Year Built field on page 1 of the 1003 form.
