| Greetings! |
2011! What will it bring? That is the million dollar question. Do you find the answer in the stock market reports, CNN, Fox, Wall Street Journal, your neighbor, or by putting them altogether and assuming that the truth falls somewhere in the midst of all the information? Very overwhelming for those who follow daily and extremely confusing for those who choose to ignore!
We don't have the answer either, but what we have seen is an increase in real estate activity the last quarter of 2010 and first month of 2011. We see an abundant inventory at fair prices and low interest rates with lenders willing to try and help keep a transaction together. And yes, there are jumbo loans available. We haven't seen an increase in pricing but we have seen it leveling. Even some multiple offers going on! Our goal this year is to work aggressively to help our clients make business decisions based on the CURRENT market and not how it was several years ago. We have put deals together by trying to be more creative i.e., trades, owner financing, using local lenders who can hold loans in house, and even looking at some trades involving silver and gold! We have taken on this challenging market as a time to learn, analyze opportunity, and grow! |

| In Real Estate News |
- Interest rates are still below 5% with predictions calling for rates increasing mid year.
- Short Sales and Foreclosures- Yes, there are some great deals but be prepared that the process may take much longer, the paper work can be burdensome and does not follow basic contract law and another offer can be accepted if it is better. We have helped buyers through this process but remember 'patience is a virtue' when pursuing this type of property.
- Change your light bulbs, paint a room, and 'spring clean' out your clutter if your home is on the market. If you are a seller, make sure when you walk in to each room that the lighting enhances the area (either softer or brighter), that the paint color complements the room and appeals to most people, and that most of your knick-knacks are boxed up and ready to move to your new home. We are happy to help with suggestions.
