Code of Ethics Change for 2023
The National Association of REALTORS®, at its November Convention, adopted two changes to the Code of Ethics which will go into effect January 1, 2023.
Article 10 was changed as follows, replacing ‘handicap’ with ‘disability’:
“REALTORS® shall not deny equal professional services to any person for reasons of race, color, religion, sex, disability handicap, familial status, national origin, sexual orientation or gender identity. REALTORS® shall not be parties to any plan or agreement to discriminate against a person or persons on the basis of race, color, religion, sex, disability handicap, familial status, national origin, sexual orientation, or gender identity.
REALTORS®, in their employment practices, shall not discriminate against any person or persons on the basis of race, color, religion, sex, disability handicap, familial status, national origin, sexual orientation, or gender identity.
Standard of Practice 3-9 was changed as follows, to clarify that it is the seller, not the listing broker, who establishes terms related to the marketing and sale of the property.
“REALTORS® shall not provide access to listed property on terms other than those established by the owner or the seller listing broker.”

Purchase Agreement Revisions Coming in January
In July, 2022, RVAR introduced revisions to the RVAR Purchase Agreement. After several months of use, the Standard Forms Committee identified several needed changes and clarifications.
RVAR is targeting January 18th to roll out the next revisions to the Purchase Agreement. Watch for more information, including updated training videos.
The key revisions are:
- Paragraph 14 Inspections – Revised septic inspection language, eliminating the check boxes for the different types of septic inspections. Also added docks to the list of inspections.
- Paragraph 15 Inflow & Infiltration Inspection – Reworded to ensure the blank for the number of business days Seller has to request the I&I Inspection is filled out correctly.
- Paragraph 16 – Changed the title of this paragraph to Preoccupancy or Presettlement Verification, in order to eliminate reference to ‘Inspection”. Created a new Paragraph 16C to focus solely on change in condition at walkthrough, so can be more easily referenced in Paragraph 17.
- Paragraph 17 Seller’s and Purchaser’s Option – Clarified that this paragraph references only Paragraph 16C (see above) and Paragraph 29D (Title). Also, changed ‘Remediation Limit’ to ‘Seller Obligation Limit’.
- Paragraph 29G(e) Business Days – Changed definition to reference majority of banks in both the Roanoke Valley and New River Valley.

Your copy should address 3 key questions: Who am I writing for? (Audience) Why should they care? (Benefit) What do I want them to do here? (Call-to-Action)
Create a great offer by adding words like "free" "personalized" "complimentary" or "customized." A sense of urgency often helps readers take an action, so think about inserting phrases like "for a limited time only" or "only 7 remaining"!
