Major Milestone This month, corner Lot marked a piece of history in the firm's short history with the first sale of one of its multifamily assets. Camellia World Commerce Center Apartments in St. Augustine sold on Dec 19. The 210-unit Corner Lot community was built in 2022 on 11.13 acres at 50 Palm Vista Way. It is near International Golf Parkway north of Florida 16 and west of Murabella. LVP Camellia Associates LLC of Lakewood, New Jersey was the buyer.

In the News: Possible TOD Project Upcoming Corner Lot believes public-private partnerships are key to helping develop Jacksonville into the city it deserves to be. Last month, we highlighted our Artea at Southbank project, a 340-unit multifamily development currently under construction near the Jacksonville Transportation Authority's Downtown Skyway Kings Avenue Station. This transit-oriented development was thanks to a historic 99-year land lease with JTA. Now a new partnership with JTA could be on the horizon. Earlier this month, the JTA board approved negotiations with Corner Lot on a new 99-year lease that would help bring workforce housing right around the corner from Artea. The 0.75-acre lot at Manning Street and Montana Avenue just south of the Interstate 95 overpass, would be the site of a 136-unit residential development. 10% of the units would be designated as affordable housing for residents making up to 80% of the area's median income. This project would also be TOD, which promotes sustainability by providing urban infill and convenient accessibility to public transit.

Celebrating Success Together One of the great parts of this time of year is being able to get together with those who are important to you and reflect on the highs and lows of the year that's been. This month, Corner Lot was happy to welcome hundreds of our partners and vendors to Goodwin House for a wonderful evening of cheer and celebration. There was great food, drinks and fun. We want to thank everyone we work with daily who is helping us achieve our goal of making Jacksonville an even better city than it already is. Season's Greetings Christmas has passed and New Year's is here so we want to take some time to say 'Happy Holidays' to all of our family, friends, partners and vendors. It's been a great year at Corner Lot as we try to help build Jacksonville into the best city in America. Meet our Team: Justin Higgins, Chief Legal Officer

Justin M. Higgins is the Chief Legal Officer of Corner Lot. Prior to joining the firm, Justin was the Founder and Managing Member of JM-Higgins Law, a real estate law firm, and JM-Higgins Realty, a real estate brokerage. Before founding his own businesses, Justin worked for Lendlease, where he held legal, project management and property management roles. Earlier, he was an attorney for Deutsche Bank. Justin is a former Division I soccer player and holds Bachelor of Arts and Juris Doctor degrees. In his free time, Justin enjoys playing soccer in various men’s leagues as well as spending time with his two children.
