Hello Gary,

As you may recall, I previously informed you about a significant lawsuit filed against the National Association of Realtors that has led to changes in how real estate agents are compensated. These changes will take effect on August 17, 2024, and are already impacting the market, particularly regarding what sellers are willing to pay buyers' agents.

What's Changing?

Traditionally, the seller has been responsible for paying both their own real estate agent's commission and the buyer's agent's commission. However, with the new changes, sellers will no longer be obligated to cover the buyer's agent's compensation. This shift means buyers might now be expected to shoulder the cost of their agent's commission in addition to their down payment and closing costs.

Why This Matters to Anyone Buying a Home

This change makes it more crucial than ever for buyers to have a skilled, experienced, and savvy agent on their side. Your agent will now need to negotiate with the seller's agent to determine how the buyer's agent will be compensated. It's crucial to have an agent who understands these changes and can effectively advocate for your interests in this new landscape.
