 (What your Community should know about the "Underground Facility Damage Prevention and Safety Act")

Florida has established a system to protect underground utilities from damage during construction and excavation, under the "Underground Facility Damage Prevention and Safety Act" (Chapter 556.105, Florida Statues).

Under this Act, also known as the "One-Call" system, a contractor or excavator must call a central "Hot Line" before commencing excavation, and from the data-base kept by "One-Call" Florida, the underground facilities operator (utility) is notified of the pending excavation...

Do You Love Animals?
 
Would you love to have kittens, cats, or dogs in your home, but can't afford the food or medical expenses?    Would you like to be part of the solution to the stray pet explosion in Orange County?  Well, you can now have it both ways. 
 
The Orange County Animal Shelter (OCAS) has a foster parent program for those people interested in fostering stray animals with a specific need for cat and kitten foster parents.  OCAS supplies all the pet food, medical services (de-worming, medications, antibiotics - if needed - microchipping, spay/neutering, etc.).  You supply the love, kisses, and hugs for the little darlings. 
 
 " The purpose for this program is to place animals that are too young, sick, or injured in to homes where they can be cared for until they are available for adoption." You can be part of this process by reaching out to your friends, family, and acquaintances to find a good home for them through the Shelter.  "Foster parents must be an Orange County employee or reside in Orange County and be at least 18 years of age. There are two 
requirements:   

1) you bring the animal in occasionally to be checked, and; 
2) attend a class on the program.  That's it!  What a bargain!  

You get all the fun stuff at someone else's expense.  The next class is May 22 at 5:00 p.m. To begin simply follow this link and fill out the OCAS Foster Care Inquiry form here. Once you fill out the required form you will be contacted in regards to which orientation class you should attend before you start receiving a furry foster friend.

The June 2018 Official State Approved Board Certification Class
Did you know that the Florida Legislature passed legislation a few years ago requiring every Board Member to take this class?  If you went off the Board for even a day, you must re-take the class.  Or execute an Affidavit stating that you have read, and understand your Documents, the ramifications of non-compliance, and agree to enforce your Documents.  Make sure you attend this year's Certification Class to get the scoop on what is expected of you as a Board Member.

Every year, new laws are passed by the Legislature.  New case law affects our communities.  How is a Board Member or Manager able to keep up on the changes that transpire?  Sit back and let Attorney Brian Hess update you on what is happening and what may be down the pike.

Summer Heat = Dead Grass Under Feet

Summer is nearly upon us. It's the most beautiful time of year here in Central Florida. Everything is green and lush, with the warmer temperatures and frequent downpours that encourage so much growth in our communities.

However, with the heat comes danger if our lawns and plantings do not receive enough water. It is critical within the next few weeks that you have an irrigation maintenance system/program in place. You as board and community members can shoulder this responsibility yourselves, or you can contract a landscaping partner to keep watch over your turf and plants.
 
It becomes especially important if we have a short dry spell. Periods of no rain during our 92-degree summers can be murder on that beautiful St Augustine grass that covers so many of our communities! Grass will start to turn brown in that extreme heat after it is deprived of moisture for just a few days.

If you see a semi-circular pattern of brown or thinning grass developing, that can be a sign of a broken head or clogged nozzle. Sometimes you can almost see the pattern where the broken head isn't spraying in the brown grass. If you see a small area of lush green grass surrounded by brown, perhaps the sprinkler head is set too low, and the water isn't able to properly distribute across the grass that it is supposed to be watering.
 
If you see a larger area that is beginning to brown, the cause may be a malfunctioning valve, in which case an entire "zone" of grass isn't receiving vital moisture. And sometimes I have discovered entire sprinkler systems that have been shut off because "it's been raining so much we didn't want to waste the water". If your irrigation system is equipped with a functioning rain sensor and programmed to water for the correct frequency and amount of time, there is never a need to switch it off unless it is being repaired.
 
Keeping your eyes open and following these recommendations will save your community the cost of expensive sod and plant replacement, and keep it green during the coming growing season.

This just in! Our new "Limited Contingency Collection Service" is now available!  That's right - if we don't collect, you don't pay.  However, there are still some parameters for this service such as the following:

a) For condominium associations, the account must be six (6) months or less delinquent.
b) For homeowner associations, the account must be twelve (12) months or less delinquent.
c) There cannot be an active bankruptcy or active mortgage foreclosure.
d) Payment plans of six months or less are pre-approved.
e) 3rd party costs such as recording fees, service of process, etc. are not included.

If your collection account does not fall into the above parameters, our popular Flat Fee Collection Service is available. The Limited Contingency Service is designed to help associations in their pursuit of stubborn delinquent owners who just don't want to pay their assessments.   By not paying, they are stopping your cash flow.  Additionally, they are forcing all your good owners to pay for their refusal to comply with your Association's Governing Documents.  And remember, if we don't collect, we don't get paid!
