This month’s President’s Corner was inspired by some comments and questions I have heard over the last few weeks relating to how Viera is governed. I do spend quite a bit of time on this subject in my Viera Resident Orientation class because it can be confusing to know who does what. So, let’s see if I can’t unravel some of the mystery. Here is a quick summary version of what everyone who lives in Viera needs to know about how Viera is governed:


Brevard County

Viera is not incorporated. We are NOT a city or a town. We are a DRI or Development of Regional Impact and we do have a boundary (map below). Therefore, Brevard County is our “government”. They provide general services government services such as maintenance of public roadways, solid waste collection, public health and safety, etc. They also own and operate Viera Regional Park and the Viera Wetlands.


Master HOAs

There are two Master Homeowners’ Associations in Viera. Viera East Community Association, Inc. (VECA) and Central Viera Community Association, Inc. (CVCA). As you might guess, VECA is the master HOA for the east side of I95 and CVCA is the master HOA for everything west of I95.

Fairway Management would like all homeowners to sign up for their Homeowner Portal: Homeowners will be able to pay assessments, see account balances, submit ARC requests, and receive CVCA community wide email announcements:

Creating a New Account

If you are creating a Homeowner Portal account for the first time, follow the instructions below:

1) Go to www.fairwaymgmt.com

2) Click on “Homeowner Portal / Pay Assessments”

3) Click “Sign In” at the top right

4) Click “Create Account”

5) Fill out the information on the page and click “Register” at the bottom when finished

6) The Fairway Management office will review your registration

7) Once your registration is approved, you’ll receive an email (from donotreply@cincsystem.net) with a link to create your password

8) Once you create your password, you can sign into the Homeowner Portal to pay your assessments, view Association documents, view violations, and more

The first 50 guests will be given a complete interactive bag filled with props and instructions. If you don't make it in time to get a bag, we will have instructions allowing you to follow along with the verbal interactive parts.

The Brevard Zoo Aquarium Project

The Brevard Zoo Aquarium Project: a unique, immersive experience showcasing and educating the public on our local animals and ecosystems. Located on 14 acres in Port Canaveral, the currently unnamed aquarium will be the first of its kind on the Space Coast. Renderings online show a wide variety of habitats, laboratories, and rehabilitation facilities. We were lucky enough to chat with Brevard Zoo’s Zach Marchetti, Community Engagement and Outreach Officer, and Emma Reynolds, Community Engagement and Strategic Partnerships Officer, about the mission for this aquarium and what visitors can expect.
