Prescribed Burns

Each year around this time, several different agencies throughout our area and around the state perform their annual prescribed burns. For those of us who have been here a while, we may recognize the big wall of smoke on our western border that may be a bit disconcerting at times, but, is necessary for the healthy and beneficial management of our native vegetative habitat and scrub areas. We are currently in the process of performing a couple of larger burns within the Viera Wilderness Park (the conservation land on our western border), so I am sure some of you have seen the smoke from these fires.


Prescribed fires are conducted in order to comply with the St. Johns River Water Management District (SJRMWD) Environmental Resource Permit (ERP), the U.S. Army Corp of Engineers (USACE) Individual Permit (IP), the Viera Wilderness Park Habitat Management Plan (HMP), and the Viera Development of Regional Impact (DRI). The Habitat Management Plan requires about 1,000 acres of conservation land to be managed each year through prescribed burns. And, this is the time of year when it is generally conducted as it is not the rainy season and the weather is more agreeable to this activity.

Fairway Management would like all homeowners to sign up for their Homeowner Portal: Homeowners will be able to pay assessments, see account balances, submit ARC requests, and receive CVCA community wide email announcements:


At this point, all owners who are delinquent on their assessments should have received another statement showing the late fee applied. Assessments were due by January 31, 2024.

 Creating a New Account

If you are creating a Homeowner Portal account for the first time, follow the instructions below:

1) Go to www.fairwaymgmt.com

2) Click on “Homeowner Portal / Pay Assessments”

3) Click “Sign In” at the top right

4) Click “Create Account”

5) Fill out the information on the page and click “Register” at the bottom when finished

6) The Fairway Management office will review your registration

7) Once your registration is approved, you’ll receive an email (from donotreply@cincsystem.net) with a link to create your password

8) Once you create your password, you can sign into the Homeowner Portal to pay your assessments, view Association documents, view violations, and more

Day Light Saving -

How did we get here?


It’s that time of year again, where we all lose an hour of sleep and give our opinion on what time we prefer the sun to rise. That’s right, this Sunday, March 10th is the start of Daylight Saving Time (DST). This period lasts from March 10th – November 3rd, where we will revert back to the Standard Time (ST). During DST, people will have a later sunrise and sunset, making our days longer (in terms of daylight).
