March 2024 Home Sale Report

Total sales for single family homes in March were 164 in the towns below, a 36% increase from February and a 29% decrease year over year. Median selling price per square foot is up in almost all towns. Selling prices continue to be well over the asking price, averaging 102% and even as high as 150% as inventory levels remain low and multiple bidding continues. The average time to sell is rising and, for the month of March, averaged about 104 days with Westport recording the longest at 143 days.

Sales above $2.0 million accounted for about 21% of the total.

Sales under $1.0 million accounted for about 41%.

Overall, Fairfield County sales were down by 8.4% and the median sale price increased by 12.1%.
