JOSEPHINE:
WHERE PROSPERITY AND PROGRESS CROSS PATHS
| |
|
Moreover, Josephine's real estate market has been on a steady appreciation path, with the median home price witnessing consistent growth.
It's also worth noting that Josephine's strategic location on the border of Collin County and Hunt County is a huge advantage for the city. Collin County is one of the fastest-growing counties in the country, further enhancing its investment appeal. The rapid expansion brings with it increased economic opportunities, infrastructure development, and a growing demand for housing.
Additionally, Hunt County has emerged as one of our favorite investment destinations, offering a complementary investment landscape with its own unique growth drivers and investment potential.

JOSEPHINE:
HOW IT'S HANDLING THE GROWTH
| |
|
Master-Planned Communities |
Josephine has been one of the state (and country)'s fastest-growing cities over the past 5 years, and that's why at least 6 master-planned communities have been under construction to address the demand to move there.
Several, like D.R. Horton's Magnolia, Waverly Estates, and Riverfield, are already complete while others are still being built. All the projects include homes for as low at $249,000.

In order to keep up with the massive population boom that's come to the city, major retailers like Walmart, Target, Home Depot, and Lowe's have plans to expand into Josephine and along the Highway 6 corridor.
The Community Independent School District, which serves Josephine, is also planning to build several additional schools to accommodate for all of the families that are moving to the area.

Bonnie & Clyde Movie Set
After holding up a grocery store, Bonnie and Clyde stop at a lonely roadside café, where they bond over burgers and further cement their budding relationship. This scene was filmed northeast of Dallas not far from Josephine. The old building that served as the café in the movie is still standing, and its location still feels almost remote as it did way back in 1967.

The fastest-growing city in Texas is a tiny place no one's ever heard of
Business Insider
In 2022, Cassidy Moore and her husband were searching for their first home together.
Moore — a 31-year-old former nanny who grew up on the outskirts of Dallas-Fort Worth in McKinney, Texas — said she had no desire to purchase a home in Dallas itself, where the couple would have to deal with heavy traffic and a higher cost of living.
“It's a stressor being in that type of environment,” Moore told Business Insider. “We were open to go wherever, but looking at prices and affordability. We just wanted to get in and plant our feet somewhere.”

Collin County housing Growth: Here's where the people are moving
Dallas News
With growth in Collin County on the rise, so are new home sales. And even though interest rates have held homeowners back from refinancing, market activity remains active for those moving into the county.
Bryan Glasshagel, senior vice president at housing research firm Zonda, said most of the growth in Collin County is occurring north of U.S. Highway 380, but there are other areas in the county where the numbers are also strong.
“It brought buyers back into the market pretty extensively in the second quarter of this year,” he said.

Population, development boom on Dallas-Fort Worth outskirts
Fort Worth Star-Telegram
Leah Combs and her husband kept moving North.
They lived in Dallas when they first got married before they moved to McKinney. Then they needed space for their growing family, so they left for once-rural Celina. Now the town they call home has more than doubled in size in the past few years.
As she sat outside, her sons fishing at a neighborhood pond, there's still a sense of living in the country -- if you can look past the rows of houses surrounding the outdoor space.
But, if it gets any more populous, it might be time to move again.
