$6 BILLION PRESTON HARBOR DEVELOPMENT

Denison's Trump Card - Preston Harbor

Denison is expected to double it's population through a housing project that's expected to break ground by late 2024.


The latest movement on this project was earlier this year when the developer closed on the 3,100 acres along Lake Texoma that will be used to build the 7,500 luxury homes.

Margaritaville to Denison

Additionally, as part of the Preston Harbor project, Margaritaville has announced it's intentions to build one of it's luxury hotels along Lake Texoma.

  • 250+ rooms
  • 300+ jobs
  • Restaurants, boat slips, casitas and cottages
  • $100 millon total investment

General partners for Preston Harbor include David H. Craig, Dave Johnson, Choctaw Nation of Oklahoma, and N9 Capital Partners. Miles Prestemon, Chief Operating Officer and President of the Development Division of Craig International, will be Project Manager of Preston Harbor.


David Craig is known for developing the 2,200-acre Craig Ranch community in McKinney. Once considered remote, it now has more than 20,000 homes surrounding a town center with mixed-use buildings home to shops, offices and civic amenities. One of the golf courses at Craig Ranch hosts the AT&T Byron Nelson pro tournament, drawing in elite athletes and thousands of spectators each year. More than 140,000 people attended the event in May 2023.

A TOWN OF HISTORY AND HERITAGE

History: A Presidential Birthplace


Denison was founded in 1872, and was best known for many years for being the birthplace of president Dwight D. Eisenhower.


The city still pays homage to President Eisenhower with many historic landmarks, including the Eisenhower Birthplace State Historic Site.

Heritage: Railroad Industry


It was in 1873, that the first Houston & Texas train rolled into the wooden station in Denison, signifying the moment the entire United States was linked by rail for the first time. The joining of the Central and Katy tracks in Denison at that point meant the whole of the country -- north, south, east and west -- were joined for the first time.


The railroad industry still relies heavily on Denison as a milestone between the east and west coasts.

$6B Preston Harbor project expected to jolt population, economy of Texoma

A huge new community planned for Denison could supercharge its population growth and fundamentally transform its economic landscape.


Preston Harbor is slated to eventually have around 7,500 luxury homes. That could attract as many as 20,000 residents, Mayor Janet Gott said. The city's current population is just under 30,000.

Developers bought more than 3,100 acres on Lake Texoma in Denison, about 75 miles north of Dallas. And plans for the land include a master-planned community and Margaritaville resort.


More than 7,500 homes, including luxury single-family and multi-family homes, a resort hotel, retail, restaurants, and an upscale marina are planned for the Preston Harbor community.
