M&T Bank celebrates the groundbreaking of 11 Cooper with the City of Camden
Senior Relationship Manager
|
I
n late April, M&T Bank joined with Camden Mayor Frank Moran, Camden County Freeholder Jeffrey Nash, CP Residential, The Michaels Organization, NFI and Conner Strong & Buckelew, among others, to celebrate the official groundbreaking of a new apartment building called 11 Cooper.
The newly constructed, market-rate apartment building is the first to be developed along the city's Waterfront in 15 years and will be outfitted with 156 units geared towards families and young professionals looking to join Camden's growing workforce.
M&T Bank,
the sole lender for the $48 million project, believes 11 Cooper is a sure sign of the city's renaissance - a key reason the bank's Commercial Real Estate Team worked to provide CP Residential with a total financing solution for the project, encompassing construction financing, a tax credit bridge loan facility, and commitment to purchase the tax credits.
Slated to open in spring 2019, 11 Cooper
will offer 156 modern apartments, in a mix of studios, one- and two-bedroom layouts. Twenty percent of the apartments will be designated as affordable for those earning 80 percent or less of the area's median income.
In addition, the building will incorporate the latest green technology, high-end building materials and energy efficiency. The building is also designed to have 5,000 square feet of street-level retail space, fronting Cooper Street, adjacent to the Benjamin Franklin Bridge.
CP Residential, which owns 11 Cooper, is a partnership between The Michaels Organization, NFI, and Conner Strong & Buckelew. The same three firms have announced they will be moving their headquarter offices to the Camden Waterfront, in an office tower that is currently under construction just steps away from the 11 Cooper apartment community.
M&T Bank Senior Relationship Manager Michael DiSanto took part in the April 20th groundbreaking, which was attended by team members Bernard Shields, Patrick Ellis and Denise Monahan.

As an independent sales rep for 20+ years, building a book of business has been easy for me, because I just make friends. It is so important to listen to your prospects, learn what they are passionate about and keep it tucked away so you surprise them when you bring that knowledge back in a future conversation. For instance birthdays, husband/wife names, grandchildren accomplishments, how their training is coming along for an upcoming sporting event... It's not hard to do when you make them your priority. Pay attention. Use good eye contact. When you look at someone it is more likely that you are hearing them. Use good posture, stand straight. Smile. These are all great things we already know - APPLY THEM! Most important is for you think...what can I do for them? How can I help them? Then do it.
