Introducing The PKWY: Babcock Trail Park System
Babcock Ranch’s The PKWY, a system of six new parks located in MidTown and spanning approximately 313 acres of preserve space along Babcock Trail Road, offers custom park and playground equipment, themed playgrounds, grassy mounds, and multipurpose fields for picnics and community gatherings. The first three parks scheduled to be completed by June 2024 – Hillcrest Park, The Lagoon, and Bark Park – will feature themed play areas, an observation tower for scenic views, a designated fishing hole, plenty of space for dogs to run off-leash and pavilions.
Bluebird Park and Palmetto Park are scheduled to be completed by the end of 2024, and Explorers Park is scheduled to follow. More details on planned offerings at each park can be found below and you can also view this video to get a sneak peek of The PKWY.

Bluebird Park – A bluebird-themed playground with a pavilion, grassy mounds, and restrooms.

Hillcrest Park – Tall grassy mounds with a two-story observation tower, slides, and climbing net.

The Lagoon – An over 3-acre lagoon encompassed by a shelled walking path, a pier and floating dock for fishing, a large, shaded pavilion, and restrooms.

Explorers Park – A one-of-a-kind inclusive, all-abilities playground, farmstand, community garden, shaded pavilion, grassy mounds and restrooms. An environmental education center and labyrinth are in the planning stages. Explorers Park is partially funded by a $1.5 million Florida legislative grant to make it a fully inclusive park for people of all abilities.

Bark Park – Contains designated areas for small and large dogs, agility equipment, a pet memorial, shaded structures, a watering station for dogs, and restrooms.

Palmetto Park – A treehouse-themed playground, outdoor fitness equipment, a shaded full-size basketball court, multipurpose field, splash pad, shaded picnic areas, grassy mounds, and restrooms.

Babcock Ranch Trail Network Expanding
Babcock Ranch was designed to coexist in harmony with, and celebrate, our natural environment. With over 50% of Babcock Ranch (equivalent to 9,000 acres) dedicated to greenways, parks and lakes, the possibilities for outdoor exploration throughout our community are limitless.
Our approximately 25 miles of community trails, 3.9 miles of recreational trails and 6.7 miles of greenway trails are a testament to this coexistence with nature, with many of them having informative signage about the wildlife within the trail area. Exploring our trails offers a fantastic opportunity to encounter our native flora and fauna, meet your fellow neighbors, visit our parks and explore other neighborhoods within Babcock Ranch.
Babcock Ranch currently has 14 completed trails, with additional trails planned for WestTown, MidTown and EastTown. Once completed, our trail network will extend more than 100+ miles. For more information on trail locations, you can view the trail map here.

Fifth Third Bank Holds Open House and Ribbon Cutting
Fifth Third Bank, the first bank to open in Babcock Ranch and located in the Crescent B Commons retail plaza, hosted a ribbon cutting and open house for customers, businesses, and community members on March 14. Pastor Matt Shapton of The Community Church served as MC and DJ for the event as attendees were treated to refreshments, with pizza and salad courtesy of Pi Local, coffee and drinks provided by Starbucks, pastries and cookies provided by Publix and The Gelato Truck serving ice-cold gelato.

Violation Tags
Community Standards has implemented a new process that will provide residents with Violation Tags being placed on the property regarding the most common violations. The tag has a QR code that the camera can scan on your mobile device. By selecting the link, the PDF document will open and provide the following:
- The specific violation
- Verbiage from the Residential Charter, Initial Rules, or Design Guidelines
- How to remedy the violation

Wildlife Photo of the Week: Burrowing Owl

Species: Burrowing Owl (Athene cunicularia)
Location: Babcock Ranch
Christina's Take: Insights from Babcock Ranch Environmental Mitigation Manager Christina Kontos:
- The burrowing owl is a Florida native, state-designated Threatened species protected under the Migratory Bird Treaty Act.
- The burrowing owl is one of Florida's smallest owls, averaging nine inches in height with a wingspan of 21 inches.
- This pint-sized owl lives in open prairie habitats with very little understory, including golf courses, pastures, vacant lots, and residential areas.
- As a ground-dwelling species, they live and nest in burrows while also spending most of their time on the ground, walking, running, flying low, or perched on mounds or fenceposts in search of prey and defending their territories.
- Burrowing owls are active during the daytime (diurnal) rather than at night (nocturnal) during the breeding season from February to July and are nocturnal during the non-breeding season.
- Both parents take care of their young until they are ready to leave the nest, and owlets can even scare away predators by hiding in the burrow and mimicking the sounds of a rattlesnake!
- Another fun fact is that Burrowing owls like to "decorate" the sandy apron at the entrance of their homes with a variety of materials, including mammal waste that they use to attract dung beetles, which happens to be one of their favorite foods!

How to Address Landscaping Issues at Your Home
Approaching landscaping ground personnel directly will NOT resolve outstanding issues, as they follow directions from project managers. For prompt resolution, please use the following methods:
- Reach out to your Management team for your particular community
- Those of you in a service area run by the Master Association, please feel free to email hoa@babcockranch.com or call the office directly at 941-676-7191.
- For sub-associations (Babcock National, Crescent Grove, The Preserves, Edgewater Shores, Northridge, etc.): Contact the respective entities as they have their own landscaping contracts for those areas.
- Use the ORANGE "work order" button on the website.
- Submissions are reviewed daily by the Master Association Landscape Manager.
- Urgent issues are prioritized, and the Landscape Manager forwards them to the respective teams for sub-associations.
- Keep in mind that a sub-association may ALSO have its own work order system that you could use.

How to Resolve Landscape Issues Quickly
Submitting a work order is the fastest way to address landscaping concerns. Our Landscape Manager, James Carey, reviews tickets daily to ensure they are completed. If there is an emergency, he will reach out to you.
|
|
As a homeowner, you have the option to accept the HOA landscape subcontractor or select a landscape subcontractor of your choice. If you choose to use a different subcontractor, we kindly ask that they adhere to Babcock Ranch's landscaping standards to maintain our community's cohesive look and feel.
Here are some key points we want to ensure homeowners are aware of:

Architectural Review for Landscape Changes: Any changes to your landscaping, except for replacing the same plant, must be submitted for an Architectural Review. This process ensures that your landscaping meets the HOA's standards. You can find the Architectural Review here.

Approved Pesticides: It's important that all landscape subcontractors are aware of the approved pesticides for use in Babcock Ranch. For example, Round-up is not an acceptable herbicide to use.

Notification of Outside Subcontractors: If you choose to use an outside subcontractor, please inform the HOA. This helps prevent issues such as over-fertilization, incorrect irrigation timing adjustments, and miscommunication that can occur with multiple subcontractors. To notify the HOA, fill out a Work Order with the exact details of the operation your subcontractor will be performing.
If you have any questions or concerns, please fill out a Work Order, and our Landscape Manager will address them. All Work Orders are reviewed daily to ensure timely responses.

Registering for Events
Registering for events is essential because it helps the Lifestyle Team prepare for events and ensures there is enough food, favors, and activities for everyone who attends. It also helps them gauge interest in events so they can plan accordingly. While it's not mandatory for free events or events with plenty of space, it's still a good idea to register if you plan on attending. However, registration is required for paid events and events with limited space. So, make sure to register in advance to secure your spot and ensure a seamless event experience!
