MESSAGE FROM THE PRESIDENT

As we welcome the warmth and extended days of summer, I encourage you all to take the time to slow down, enjoy your vacations, and recharge. This season is the perfect opportunity to unwind and rejuvenate.

 

I am delighted to announce that two of our member properties have been honored with prestigious BOMA International TOBY Awards. Congratulations to the teams at The Bloc (Mixed-Use Category managed by CBRE) and 407 N. Maple (100,000 - 249,999 Square Feet Category managed by Tishman Speyer) for their outstanding achievements at the conference last month in Philadelphia.

 

Speaking of the TOBY Awards, registration is now open for this year's BOMA/GLA Awards Gala, scheduled for October 17, 2024. This is when we will present this year’s TOBY Awards and Awards of Excellence. Make sure to register today to secure your seat at this highly anticipated event, which is sure to sell out once again this year.

 

I am also proud to announce the successful launch of our new Action Center powered by Voter Voice. This tool offers our members an easy way to communicate our positions to legislators. As we prepare for a busy fall with significant legislative and election activities, I encourage you to familiarize yourself with the Action Center.

 

Our summer programs have been a great success, including the launch of our new PropTech Seminar and the popular BOMA on the Sea event. A big thank you to our committees for consistently producing excellent programs for our members. Don't miss out on the summer fun – join us for the upcoming Women in CRE and BOMA at the Bowl events. I look forward to seeing you there.

Empower Property Service Workers through BSP's Cafecito Program


We are excited to share an incredible opportunity to support property service workers through Building Skill Partnership's "Cafecito" programs. We encourage you to spread the word to your employees about this program and others offered by BSP.


Throughout July, successful Cafecito sessions were held in Los Angeles, creating a welcoming space for property service workers to voice their needs. These programs are designed to engage BSP participants, laying a solid foundation for ongoing support and empowerment.


BSP is committed to convening property service workers in participant advisory committees, providing them with a platform to be heard, steer advocacy efforts, and build leadership capacity throughout California. By participating in these initiatives, workers can voice their concerns and access essential resources, driving positive change in their workplaces and communities.

BOMA International Conference

Recent Wins and Updates from the BOMA International Conference


Jessika Lloyd, Tenant Relations Coordinator at the City of Beverly Hills, has been awarded the BOMA Pacific Southwest Conference Scholarship. Additionally, Gina Abbott, Senior Vice President of Property Management at Lincoln Property Company, spoke on "How To Optimize Building Performance in a Capital-Constrained World" at the conference.

The BOMA California Mixer was a hit, held at City Tap House Logan Square in Philadelphia during the BOMA International Conference. We also celebrate two International TOBY winners from our region: The Bloc, managed by CBRE, and 407 N. Maple, managed by Tishman Speyer.


Lastly, we congratulate Amy Martin, Senior Property Manager at The Muller Company, on her election as co-chair of the BOMA Pacific Southwest Emerging Leaders Group.

What's Happening in Advocacy

Summer is Over, the Legislature is Back in Session 


Last week, our Government Affairs Committee chair, Nathan Morales, led a conversation with Senator Bradford’s District Director about the damaging effects of a particular bill on our members.

 

AB 2364 could potentially double janitorial costs for your properties and create new operational headaches for property managers responsible for meeting tenant needs and complying with new janitorial rules.


Our recent Operating Benchmark Report survey showed that the average janitorial cost is $1.37 per square foot.  For a sample property with 500,000 square feet of space, costs would jump from $685,000 to $1.4 million!

Of course, these costs are assuming there is a workforce to match the need once new workload limits are in place.  The reality is this bill will force property managers and brokers to secure leases with tenants that place more of the cleaning burden on tenants.

 

We are not powerless. You can help us take action by contacting the Senate Appropriations Committee and asking them not to advance this bill.

Our Property Technology Committee hosted its first seminar, "Future-Proofing Your Property: Budgeting for PropTech Advancements in 2025 and Beyond." Thank you to everyone who attended!
