Building Skills Partnership Empowers Workers

The average annual salary of property service workers, such as frontline janitors, is $38,000, forcing many to hold multiple jobs. As a result, 70% of Building Skills Partnership (BSP) participants experience income volatility and suffer from high stress levels.

The BSP Financial Capabilities programs provide the resources necessary to create positive financial habits, access the financial mainstream, and achieve financial security among families. A core component of BSP’s Financial Capabilities programs is Volunteer Income Tax Assistance (VITA), which offers free tax preparation services. BSP files taxes, ITIN applications, and renewals; assists with the creation of payment plans; and educates about ways to save refunds free of charge. Last year, the organization completed taxes for 600 participants.

What's Happening in Advocacy

Election 2024

The March primary is behind us, and our PAC is busy preparing for the November election.

On election night, we made our rounds to visit PAC-supported candidates.

PAC Board member Becky Rios got a photo with a victorious LA County Supervisor Kathryn Barger!

Supervisor Barger has been a critical ally and voice of reason on the County Board of Supervisors.

We also have set the date for the 2024 BOMA at the Bowl! Join us on September 13th to see Boyz II Men and the Fireworks Finale. It's a fun evening of music, networking, and supporting the work of our Political Action Committee.

The money raised helps us amplify our voice and give our industry a seat at the table!

Updates on Our Policy Committees

Our Sustainability Committee covered the new LADWP Rebates, highlighting the Business Offerings for Sustainable Solutions Program (BOSS), Commercial Lighting Incentive Program (CLIP), and LADWP Zero By Design (ZBD) opportunities. The department is offering a series of webinars in the coming months.

Optimal Building advised members on preparing for the Building Performance Standard Program, suggesting actions such as tracking energy usage, reviewing equipment schedules, and collaborating with vendor partners.

At the Codes and Regulations Committee meeting, our members received processing status updates from the LA Dept. of Building and Safety (LADBS), LA Fire Department, and a Glendale Building Official.

We also discussed the progress being made by LADBS as they work through the mayor’s executive order to create pathways for adaptive reuse. Much of the effort has shifted to advocacy with the state to allow local flexibility in applying building and fire codes to older buildings.

Additionally, the Committee finalized the topic for our May 15th Codes Seminar: “Fire/Life/Safety Compliance: What You Need to Know as a Property Manager.” Registrations are opening soon; make sure to register for our April Sustainability Policy Briefing on April 23rd!
