As an owner, investor and overall cheerleader for Philadelphia, I am very concerned about the city's high office vacancy rate as a result of the shift to remote and hybrid work. In my latest Philadelphia Magazine op-ed, "Philly's Great Office Building Conversion Needs to Start Right Now," I propose some solutions for getting ahead of this problem before it gets out of hand.
The crux of the problem is a lack of high-paying jobs in the city which diminishes demand for office space, something I will discuss further in future columns. But this article really focuses on what we need to do to make converting office space into residential space a reality. It requires better utilization of tax abatements, streamlining the process and getting buy in from the state of Pennsylvania to support the efforts.
