Dear Reader,
I just transformed my life. I do it every morning before breakfast.
You can do it too. Here's how: every morning, about as soon as I can focus, that is, after a couple of cups of coffee, I go for a walk in the countryside.
I never see another human being during my constitutional, just the occasional deer or turkey, and so many wild-flowers that I'm sure I'll never learn the names of them all, but I find it fascinating to watch their life-cycles unwind as springtime gets underway. I've become familiar with all the giant old Oaks that I pass, and which ones will host mushrooms in the fall, and which ones are now dead and hollow and virtual apartment buildings for birds and beasts of every stripe and color. My nostrils fill with the sweet and musky fragrance of the forest, gentle breezes caress my cheeks, the calm, wistful song of the Mourning Dove floats across the valley.
By the time I get home, I've really got my act together; I've put in an hour or so of what's said to be the best sort of exercise without even realizing I was exercising, and psychologically speaking, I've begun my day in the sort of blissful nirvana one associates with transcendental meditation, passive eastern religions, or anything involving Sofia Vergara.
I find it almost cruel that most people can't attain this level of inner peace. The good news though, is that YOU can - you just can't find it walking around in K-Mart. You need some countryside where there's room enough to be alone and wander; some place not sullied by population and pollution; a place worthy of your spiritual awakening.
AND by the most remarkable of coincidences, we just happen to have such a property on-hand and we've made it This Week's Featured Property.
It's 9.23 fully-surveyed acres on a sunny ridge-top above Bull Shoals Lake. Time was that the lake was visible from the parcel year-round, but nowadays you'll need to clear out some of the brush for that.

It's near the Jones Point Wildlife Preserve, so there's abundant wildlife in every season. The closest town is Theodosia, Missouri, which is about 13 miles away.
While it's true that you get quite a lot from this property itself, the real benefit is the wild and natural area where it's located. Besides precious few neighbors, you've got tens of thousands of acres surrounding the lake where you can roam and become part of the scenery.

It's Forest Niangua Parcel O, which is just a tad less than 40 miles east of the Springfield Metropolitan Area. If you appreciate nature, forestry and the Ozarks, you're going to love this place because it's covered with BIG hardwoods like you don't see so much anymore. While this parcel is quite reasonably priced, especially given the location, it isn't the cheapest parcel we have, so if trees don't mean much to you, I'll ask you to please, not buy this parcel. However, if you have a sensitive, appreciative side that needs the peace and privacy of old, established forest, you'll find that this place also offers a terrain that makes every square inch of the parcel buildable (subject to building setbacks). It also has electricity already installed along the county-maintained access road. In short, this is a very pretty place at a very attractive price, despite the fact that it's very accessible and will be especially easy to develop.

Creek frontage and hay field in Texas County, Mo.

Parcels E and F are close to identical, and they adjoin each other. Both are for sale either together or separately, and the biggest differences between them are on the south side where Parcel F has half a pond, and Parcel E has some big shade trees. Both have almost five acres each of flat hay meadow, and a steep wooded slope going down 50 feet of elevation to the creek the centerline of which forms the north boundary of the two parcels. If you're looking for a place to turn into a small farm, either or both of these properties are ideally suited to that purpose. Town is 11 miles away and electricity is already extended across the south side of both parcels.

It's not hard to find bargains on "wooded" property that's been recently timbered, but this fully-surveyed off-grid parcel hasn't had so much as a stick cut off of it in over 50 years! It's located on a ridge-top a little over 12 miles from town on an old road that, while it's been in use for decades, is still pretty rough and will require that you own a four-wheel-drive for year-round access. There's a cross-country electric transmission line running along the west side which will provide you with a ready place garden or locate solar panels without having to cut any timber yourself. The long view in the corridor that this provides probably means this wouldn't be a bad spot for deer hunting either.
